Additional Requirements:



PHASE I:



A minimum of 2,500 ABOA of office space, and a minimum of 6,000 ABOA of warehouse/storage for a total of 8,500 ABOA to be available for immediate occupancy by approximately September 1, 2022.



PHASE II:



A minimum of 7,860 ABOA of office space, and a minimum of 8,100 ABOA of warehouse/storage for a total of 15,960 ABOA to be available for occupancy by approximately August 1, 2024.

ALL PROPERTIES SHOULD MEET THE FOLLOWING LOCATION/SITE REQUIREMENTS:



Pallet Shelving capable of lining outside walls of vertical storage of equipment and supplies.



Ceiling height should be a min. 26’ clearance to allow for full use of forklift and existing 16’ pallet shelves.



Secure parking area (exterior fenced-in area) capable of storing at least 10 vehicles; 24-hour access.



Roll up door (capable of minimum 14 foot in height and 12 foot width clearance); accommodate vehicles up to 45 feet long.



Commercial/Industrial electrical capability; property should have a Fiber Circuit to demark point of proposed building that would be capable of supporting both the tenant-agency’s network and an unattributed Network (1Gbps) through AT&T.





Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.
